CUSTOM HOME STAGING

Custom Home Staging

At The Pegasus Team of San Francisco, we know some homes need more than a standard staging package. A custom home staging plan gives us the freedom to respond to the property itself, the local buyer pool, and the pace of the market, rather than forcing a preset formula into every room. Across San Francisco, Marin, Sonoma, Napa, the East Bay, and the Peninsula, we stage homes with a design-first approach built around flow, architecture, scale, and buyer emotion. Our team maintains over 200,000 square feet of furniture, décor, and art in inventory, curates 200-plus homes per year, and offers multiple staging levels, including a custom, designer-led service for homes that need a more tailored presentation. On our staging page, we describe Dark Horse as a customized stage specific to each home, led by a designer, with no square-footage requirements and a completion timeline of 4 to 5 days once installation begins.

Custom staging works especially well for homes with unique architecture, unusual floor plans, premium finishes, abundant natural light, or a buyer profile that requires a more thoughtful visual story. Instead of making the home fit the furniture, we make the furniture and styling fit the home. We look closely at room proportions, sightlines, architectural details, and how buyers will experience the property both online and in person. Our process is collaborative from the first walk-through to the final install, with transparent pricing, clear timelines, and a plan built to highlight the home’s strongest features.

What is custom home staging?

Custom home staging is a personalized service built around a property’s unique character and the lifestyle buyers expect. We do not simply drop furniture into empty rooms and call it done. We create a complete staging plan with furniture scale, layout decisions, art, textiles, and accessories, all chosen to support the home’s architecture and the surrounding market. This approach gives the listing a more intentional, elevated feel from the start.

Why choose custom staging instead of a standard package?

Some homes need more nuance. A custom stage makes sense when the property features luxury finishes, dramatic ceiling heights, outdoor living areas, complex layouts, or rooms that need a stronger sense of purpose. A custom plan gives us room to refine the details, shape the emotional tone, and create a presentation buyers will remember. Rather than repeating one look from house to house, we create a stage aligned with the home and its likely buyer.

How does custom home staging help a listing perform better?

Buyers make quick decisions, especially online. A custom stage helps them understand the home faster, see how each room lives, and feel more connected during a showing. According to the National Association of Realtors’ 2025 Profile of Home Staging, 83% of buyers’ agents said staging made it easier for buyers to visualize a property as a future home, while 49% of sellers’ agents said staging reduced time on market. When the presentation feels polished and specific, buyer interest tends to build more quickly.

Can you help before the staging starts?

Yes. If the home needs updates before staging, we also offer pre-market improvements. Our team focuses on high-ROI upgrades, cost-effective materials, and end-to-end project management covering contractors, materials, delivery, installation, and quality control. This gives sellers a cleaner path from prep to launch, without having to juggle multiple vendors themselves.

How long does the process take?

Once the proposal is approved and payment is received, installation is typically scheduled within 7 to 14 days. Custom staging timelines vary by scope, though our designer-led custom service is generally completed in 4 to 5 days once installation begins. After the home sells, de-staging is usually scheduled within 7 to 10 days of submitting the request form.

If you want your listing to feel more intentional, more market-aware, and more memorable from the first photo forward, The Pegasus Team of San Francisco will help you create a custom stage built for your home and your buyer.
